PROPERTY DESCRIPTION

The property, which was the hunting lodge of the Castle of Anserville, consists of an 18th Century house on 3.104 m2 (10.184 square-feet) of land. The brick and stone building with a slate roof is of exceptional beauty. Around the house, the park of the property has beautiful centenarian trees.

Located at 45 km North West of Paris in the French countryside, close to Isle Adams, you can drive to it in 45 minutes from Paris taking Road ''Nationale 1'' or Highway A 16 towards Calais. That same Highway will take you to London through the Channel Tunnel.

Anserville can also be reached by train ; it is on the line Paris-Beauvais near Bornel-Belle-Eglise Station.

About Anserville Village

Anserville village counts 627 souls. It has kept its rural style with old houses (some half-timbered) , a duck pond and the ''Ferme du Roy'' (King's Farm) buildings.

The property, which was baptized ''The Square-Meter Territory'' by the artist, is entirely secluded with walls for privacy.

The Front side has a beautiful view on the property park with centenarian trees.

A private road accesses the property. At the entrance, you find a huge wooden gate of more than three meters high, topped with an arch.

The building develops on three levels. Living areas are spread over 550 m2 (1.804 square-feet)

The ground floor

- An equipped kitchen totally renovated, with an old-fashioned hood and a fire place equipped with heat regenerator.

- 6 rooms, the last one very large, with huge wooden beams and bay windows facing the park.

The first floor

- The stair case to the first floor is made of wood and has a cast iron flight. It lands on a corridor with a small circular window for day light.

- The first floor has a large office with wooden floors and paneled walls with 4 windows on the park ; a small office with a window facing the farm ; a hall with a bed-room at the end ; a bathroom with bath, shower and toilet with old style tiles ; a reception room with 3 windows facing the park ; with the wall opposite the windows totally paneled with mirrors ; this same room has a gorgeous cathedral ceiling.

On the side of the building, a large edged room of 100 m2 (328 square-feet) with an oak ceiling and a large window facing the park, with other windows with a view on the nearby country side.

The second floor

- A beautiful 50 m2 (164 square-feet) room with a large rounded window and gorgeous wood frames.

The floors

The floors are covered either with wood, white ceramic tiles, original small tiles or brick.

The entire building, walls and roof, is isolated with glass-wool and double windows.

The central heating works with fuel-oil.

Outside the main building, a 2 car closed garage has some storage space.

The garage has a door an a window and faces a small closed-in garden surrounded with walls, with a penthouse to store wood.

The property is at the limit of the village, right where fields start, on the road to Minchavert.The village has a Town-Hall, a school and 3 restaurants. In the immediate surroundings, there are woods with horse-riding activities. The village has several tennis courts.
